All Ember homes comply with existing CC&Rs, architectural guidelines, and rental policies. We align with HOA leadership early to codify guest rules, parking, pets, noise, and maintenance standards.
Ember (or our affiliate) provides best-in-class property management: preventative maintenance, cleanings, inspections, concierge, and guest readiness. Resorts can also integrate existing onsite teams if preferred.
Developers receive proceeds on each share sold similar to whole-home transactions. Ember funds marketing for co-ownership and coordinates closings; developer cash flow improves through faster inventory absorption.
Move-in-ready or near-delivery homes with strong amenity proximity (waterfront, ski-in/out, golf, village core). 3–6 bedroom residences with lockable owner storage and durable, hospitality-grade finishes perform best.
Co-ownership expands the buyer pool by lowering the entry price, which typically accelerates absorption and improves pre-sales. Developers often see faster phase sell-through without discounting whole-ownership inventory.
We can work either exclusive or non-exclusive. Many resorts prefer limited exclusivity for co-ownership to keep messaging clean and avoid channel conflict, while still allowing traditional sales and individual STR programs.
Co-ownership limits each residence to a small group of vetted owners (typically up to 8), which reduces churn versus nightly rental turnover. Stays are scheduled and professionally serviced to protect the guest experience and common areas.
